HVAC - Suitable for restaurant with kitchen, must be able to install commercial range hood with adequate code complying Exhaust Duct, and allowing deep frying, 1 ton of cooling for every 150 square feet.
Gas - Natural gas line available in space with a separate meter.
Electrical - 600 amp / 220 v service available to premise.
Water - 2" water service to premise.

Signage - Must permit company’s signage package, size of exterior signage must permit reasonable visibility at a distance of 80 yards.
Parking - Minimum 25 dedicated parking spaces if not a high pedestrian location, temporary pull- up spaces for order pick – ups.

Co-Tenancy - Other "fast-casual" food concepts, high end retail (bookstores, banking, coffee shops) movie theaters, gyms, medical facilities, educational facilities, lifestyle centers with a critical mass of night and weekend retail.
Un preferred tenants include low volume retail and businesses that are closed in the evenings and on weekends.
Term: 10 year base term with an additional 5 year option.
Licensing: Zoning to accommodate restaurant use.
